Title Searches
The most accurate description of title is a bundle of rights to real property. A title search is the process of determining from the public just what these rights are and who owns them.
A title search is a means of determining that the person who is selling the property really has the right to sell it, and that the buyer is getting all the rights to the property that he or she is paying for.
In those transactions where Title Insurance in involved, The Title Company, Inc. must determine the insurability of the title as a part of the search process. This leads to the issuance of a title policy, which insures the existence or non-existence of rights to the property.
HELPR (Home Equity Loan Preliminary Report)
- You provide the name and address. We provide the legal description, show the deed of acquisition, ALL unsatisfied mortgages with recording information, a name search for judgments and liens, and tax information including assessed valuation plus copies of all instruments.
Jr. Mortgage Policy
- Similar to a HELPR, but with the added value of Title Insurance. The proposed insured property must be residential and have a loan already in place from an accredited lender.
Closing Services
- Prior to the actual transference of title to the property, all parties to the transaction must be satisfied. A closing occurs where all receive their interest in and from the property. Costs are prorated, encumbrances paid off, old mortgages satisfied and new mortgages initiated. This completes the transaction and begins the new owner's rights.
1031 Tax Deferred Exchange
- In general, Section 1031 of the IRS Code allows an owner to exchange one property for another and defer payment of both state and federal capital gains taxes, as long as both properties of "like kind". The properties must either be held for productive use in a trade or business, or be held for investment.

- Collect lien waivers from Contractors and Sub-contractors.
- Assurance that newly constructed homes have clear title.
- On-site progress inspections provided prior to each draw.
- Electronic tracking and coordination of all expenditures on new construction projects.
- 1099-MISC reporting as required by the IRS
